Ms Q. assures you that soil testing has already been completed and accepted. This would mean there is no possibility that your company would have any legal liability regarding potential contamination. As always the building and development sector is competitive, but your company is going through a difficult stage. This development would ensure employment for 20 people over the next 12 months. Lot 2 Greenhills Rd, has been identified as residential area, therefore it becomes known that no other commercial activity is permitted there. Although Ms. Q is emphasing on making it a residential, business and commercial area. She is doing this for the following possible reasons mentioned below-

1. If she develops it as full residential area then she would be needing more space to develop .

2. By developing residential area she would be making less profit as less homes would be created on a large area.

3. By adding multi storey buildings and business center she would be making much money as compared to residential one, as she would be getting more price for a single piece of land (in case of multi storey buildings) .

4. She would be paid more by business people as compared to residential one's.

These are the possible reasons why she would be promoting this idea.

Now let us see the consequences of this idea-

1.) The space for residential area will decrease.

2.) It would lead to increase in population density at that place, as more people would be visiting due to business purposes.

3.) Would lead to traffic congestion at that place.

4.) Beauty of the place will be ruined and much of noise pollution would be there.

5.) Pollution would be quite high

It is quite likely that after some time the residents of the place would approach judiciary and complaint about the ongoing business and commercial activities. It would result in shutting down the commercial activities as the area was previously offered for residential purposes, which would make a huge loss to business people as they have invested a lot in the property, Ms.Q wouldn't be at loss as she would have sell all the property at that time.

As it is known that Ms.Q has a colourful character and she has connection with police, it is quite likely that she would have forged the documents of soil testing because of her own interest of making profit.

As the company is going under difficult time and the project would give employment for 20 people for next 1 year, but it would also cause a harm in image of the company. If the company goes for residential project and develop it beautifully, it is possible that it gets more projects on the basis of that. It is also possible if the residential houses are designed beautifully, then the rates would increase by a sufficient amount which would compensate the rate obtained by making commercial complexes.

A mid way between these two can also be taken out. For example- If we keep the ratio of residential to commercial as 80-20 then it would be beneficial to both , as people would get commercial services nearby and the commercial area would get peaceful environment which would not be possible if it would have been located in a highly commercialised area.
