Choose 3 of the following case scenarios. Answer the following questions for each of your scenarios. Each response should be detailed and at least one page in length. What other information might you require? 4. What are some possible solutions? 5. What should happen next in this scenario? Scenarios: 1. John and Mike work in the same department. Mike is a new employee. John has worked at the company for a long time. John and Mike do the same job. They have the same job title. They have to work together. John likes to do things the way they have always been done. He is very vocal. Because he's been there so long, he thinks he knows how to do things….and he tells others about it, whether or not they ask. 2. Mike tries hard to follow company rules. Mike is a very quiet man. He doesn't talk much. He has conservative and traditional values. Employees must clock in within 5 minutes of the start of their shifts. They are supposed to clock in at their own buildings, but there isn't any way to check this. John always clocks in at another building so he won't be marked as tardy. He always gets to his work station at least 10 minutes late. At least a couple of times each week, somebody asks Mike where John is. Mike is tired of covering for John. He has kept it in for a long time. Finally, one morning, John is 20 minutes late. Mike has to cover for John 2 times. When John finally appears, Mike tells him he's not going to cover for him anymore. John says, "Hey, I clocked in. I've been doing this for years. As long as you don't say anything, nobody will ever know. Just shut the % up and do your job." Mike and John start shouting at each other. The team leader walks in just as it looks like John is going to hit Mike. 3. A non-resident land owner has asked for a 10% increase in cash rent from the tenant for the next growing season. The tenant has farmed for this owner for several years and doesn’t want to lose the ground, but also does not want to pay the large increase in rent. The owner and tenant have come to you to help resolve this issue.

1. State the reason for the conflict.
The reason for the conflict is that the land owner has asked for 10% increase in rent from the tenant. The tenant who is farming of the land for several years doesn’t want to lose the land and also is not in agreement to pay the 10% increase in rent. Thus a conflict arises
2. What is your initial reaction and solution?
Initial reaction is that the owner is right in his demand for 10% increase in rent. From the scenario, its clear that the tenant is farming on that land for several years and assuming that he is paying the same rent, its fair on the owners part to ask for a higher rent. Prices of everything goes up year on year and considering inflation, I feel it’s right for the owner to increase the rent.
3. What other information might you require?
The other information required includes:
a. The rent trend in that area for the past years and the current rentals going on
b. When was the last time the owner increased the rent
c. Whether the current rent is reasonable?
d. The facilities available in the land like, water, storage godown, farm house, accessibility by different modes of transport.
e. The fertility of the land or the yield from the land
4. What are some possible solutions?
Possible solutions can be:
a. They can settle at a lower increase of rent, say 5%, if 10% is too high.
b. Tenant can share a part of his profit in addition to the current rent. It can be in the form of money or yield
c. the increase in rental can be on a conditional basis. for eg: if the yield for a particular month go beyond a set value, then the rent can be at 10% high , otherwise the current rent.
d. The tenant can accept the rent of 10% and continue farming
e. The owner can withdraw the demand for 10% increase in rent and let the tenant farm at the current rental.
f. Tenant can choose to leave the farm and look for a new land.
5. What should happen next in this scenario?
Based on the additional information gathered, a solution can be arrived at and both the tenant and the owner can be called up on to explain the scenario in detail and try to bring in consensus among them by negotiating on the final rentals.
