For an FM at a school district, the cost of maintenance service was continually increasing , the FM wants to improve the maintenance staff's efficiency. The staff has been operating in the janirational mode( performing mostly low-skilled-level work such as cleaning, emptying trash, setting up rooms, changing lightbulbs, etc.) for many years. Discuss what the FM can do and how the FM should apply TQM to this situation. What problems may arise when the FM tries to Implement change.(100 word respond)

when the employees are only doing the unskilled work, then the results will be same only. we can not expect miracles from these employees. first we need focus on the activites which helps us to minimize the total cost of FM. then we should identify some areas which can provide profits to them. next find few employees who will suitable to perform the specific work, and provide some kind of training to them.

once they completes training, place them at work and ask them to perform the work. one of the other sources of revenue to FM is getting clients for promoting their brands in FM. so, few people should alot to this work (marketing), and they will generate revenues to FM.

here the major problem is with employee attitude, years together they are doing the same activity. if suddenly if they want to change their work and working style, it is diffucult to them to accept the change. if we manage and make them understand the need of change, we may be succeed at this task.
