1. Water is highly polar solvent.So when we add water alone,all components in your compound will get eluted due to the strength of polarity and so that you could not seperate the mixture

2. Because the column should not be dry once the column is loaded.

3. Yes normally we do like that.Why we are doing is to understand how many components(include impurities also) are there in our product and how much polar they are.Then only we can decide which solvent with what percentage could we use.
