Identifying the land involved in a deed or mortgage requires much more than just an address, hence the need for a method that describes the entire parcel subject of the legal document in such a way that it satisfies legal standards of definiteness. What is required to have a correct point of beginning on a metes and bounds legal description? Why is this important?

There are two points of beginning. The first is a known landmark from which to begin the description (i.e., an intersection of two streets). The second is the point of beginning of the tract to be described. It is the second point of beginning that we want to focus on for our discussion.

In identifying the land involved in a deed or mortgage, just the address of the land may not do and the location and boundary of the land has to be appropriately pointed because in such legal cases or formal documents that is considered as mandatory. The land needs to be identified with the direction and distance both and the direction needs to be very much accurate which is to be measured by a compass which will provide the perfect geo code of the region and have the magnitude of the direction along with the angle. The boundary and the distance of the boundary needs to be measured and that needs to be defined in the contract or the agreement.
